Board to review more development

Two subdivision proposals located within Brunswick

BRUNSWICK

The Brunswick Planning Board will review two subdivision proposals tonight — one plan seeking approval for three lots and another seeking approval for 10 — adding to the swell of construction in town.

Finance Director Julia Henze told town councilors at a finance committee meeting last week that 400 new homes have been slated for construction in Brunswick this year.

In line with that projected growth, the board will first review both a sketch and a final plan proposal submitted by Kevin S. Franchetti, of Manchester, who is proposing a three-lot subdivision on 10 acres of property located on Moody Road.

There is an existing duplex on the site with an associated driveway, as well as a foundation that was not previously approved by the board. The proposal seeks to split another section of land from the original tract of land.

According to documents submitted to the planning board, no wetland areas will be affected by the construction, and the proposal maximizes the preservation of the natural features of the land.

The second subdivision application for review is a 10-lot proposal called Rosewood Estates, a 26-acre swath of land on Brackett Road and Durham Road. Scientists from Woolwich-based Atlantic Environmental LLC determined no wetlands, water bodies or vernal pools exist on the parcel, and the wildlife habitat block area will not be affected by the development. Five lots will have access and frontage on Brackett Road, and four will have driveway access from Brackett Road. One lot will have access off Durham Road, according to the plans.

Two acres of the subdivision will be retained by the owner, listed as Bonnie Libby and Cynthia Lemieux.

Both subdivision proposals are located within the town’s farm and forest zone.

The planning board is slated to meet again Oct. 19 to review agenda items originally scheduled for an Oct. 3 meeting, including a subdivision plan for Brunswick Landing.
